Due to this find, the real estate agents had only within the last week, had another company conduct a full termite inspection where no other concerns were found. In the other company’s defence, there was no other “visual” evidence as per the current Australian inspection standards AS3660.2 but, beyond the standards, my investigation found some very unusual moisture readings and infrared anomalies in the corner beside the toilet.
With permission of the owner, I conducted an invasive inspection where I make just a few small holes (about the size of a 5c coin each) to put my boroscope lens into the wall cavity which could now give us visual evidence of what is actually inside the wall.
Unfortunately for the property owner, a large termite nest was found in this area and Termidor foam was applied to quickly gain control of this aggressive termite colony.
In this situation, a full termidor treatment is recommended and would very likely eradicate this colony but without this internal nest being found, it could take months of ongoing damage before the arrival of total colony elimination.
This is just another example of why we have a passion to go beyond the standards. This find has ultimately saved the property owner thousands of dollars which would have been on top of an already expensive rectification.
