This week, whilst conducting one of our pest inspections for a potential home buyer, one thing lead to another. While there was no visual evidence of termite activity or damage in any of the rooms of this Oxenford home, a very small amount of termite damage was found in a very tight area of the roof void above the garage. Look closely at the termite workings/mudding at the bottom left corner of the lightly coloured pine cross brace. This small finding was to open a can of worms.
Remember, our Hi-res Thermal Camera, Moisture Meter and Termatrac (movement detection) will only detect active termites and not old damage as is commonly misunderstood.
An invasive inspection of the garage below was strongly recommended by our firm to assess the likely hood of termite damage in the wall below and potentially in the large timber beam above the garage door.
The outcome of this investigation now became a condition of the sale of the property.

As we suspected, at least half of one wall of the garage had been destroyed by termites. See how the screw driver goes straight through the timber frame.
Now for the invasive inspection of the large beam above the garage door.
Again, as we suspected, this load bearing beam had been completely eaten out.
The cost to repair these damages amounted to $10,000. Now that the extent of the problem has been brought to light, a negotiated price on the property has since been agreed on much to the delight of our client.
